The price of a modular or timber frame house depends primarily on the area and the chosen finishing package. Wood Solutions prefabricated houses are available in several variants — from the Self-Assembly Kit, ideal for construction companies, to a complete turnkey house with full interior finishing.
We produce year-round wooden houses using Scandinavian-based timber frame technology from CE-marked C24-grade construction timber. Every element is prepared using professional wood cutting and processing tools, ensuring high precision and consistency. Finished houses meet high energy efficiency standards.
The final price is also influenced by the roof type (gable or flat), facade type (wood cladding or plaster), foundation, and additional options — such as a carport, heat pump, or photovoltaic panels. The number of internal walls, non-standard windows, and the chosen scope of finishing also play an important role. The "turnkey" variant is agreed individually with the client, depending on their needs and expectations. Transport and assembly costs are included in packages from "Delivery & Assembly" upwards.
Building a timber frame house is fast and predictable. An individual design takes about 4 weeks and the technical drawings 3 weeks after approval. Production of a 100 m² house takes about 3 weeks, on-site frame assembly just 2–5 days, and exterior finishing about 4 weeks. The turnkey timeline is set individually. For a house of approximately 100 m²: factory production takes about 3 weeks on average, and assembly of the structure on a prepared foundation takes 2 to 5 days. For larger projects over 200 m², the total timeline is extended accordingly. Other stages, including finishing to developer standard or turnkey, are determined individually depending on the scope of work and specifics of the investment.

What is included in the price per m²?
The price per m² includes all elements contained in the selected package — with no hidden costs at the offer stage. We also strive to include the foundation cost already at the stage of preparing the offer for the entire house. However, please note that its price depends on the ground conditions and the region of the investment. Additional options, such as a carport or heat pump, are not included in the base price and are quoted individually. All variants and scope of work are discussed in detail with the client, ensuring full cost transparency and budget control from the very beginning.
Do you deliver houses to Poland and other countries?
Yes. We deliver and assemble houses across the entire EU, plus Norway, Iceland and the UK. Kits without assembly are shipped to the same countries – optionally with a Wood Solutions consultant who supervises your own crew. Transport cost is included in the assembly package.
