How much does a timber frame house cost in 2026?
Wood Solutions timber frame house prices start at €305 net/m² for a self-assembly kit. Delivery & assembly package — from €420/m², developer standard — from €810/m². The exact price depends on the area, selected package, and individual design solutions.
Is the price fixed and guaranteed?
Yes. The price stated in the contract is final and does not change during the project. We do not use price amendments or material surcharges. Everything is agreed before production starts.
What is included in the price per m²?
The price per m² depends on the selected package. The basic package (from €305/m²) includes prefabricated structural elements, 250mm thermal insulation, vapor barrier, wind barrier membrane, and technical documentation. The developer package (from €810/m²) additionally includes transport, assembly, foundation, facade, roof covering, windows and doors, and interior preparation for finishing.
Do you build the foundation?
The foundation is not included in the kit price. It can be built by a local contractor or by us as part of the developer package. We recommend a foundation slab or strip foundations — depending on the soil conditions on the plot.
Timelines & Construction
How long does it take to build a timber frame house?
An individual design takes about 4 weeks (changes possible), and the technical drawings 3 weeks after design approval. Factory production of a 100 m² house takes about 3 weeks, frame assembly on site 2–5 days, and exterior finishing about 4 weeks. The turnkey timeline is set individually – it depends, among other things, on material availability.
What does the house ordering process look like?
1) Consultation and project selection. 2) Quote and contract signing. 3) Design (about 4 weeks) and technical drawings (3 weeks). 4) Factory production (about 3 weeks for a 100 m² house). 5) Transport and frame assembly (2–5 days). 6) Finishing depending on the selected package. At every stage, you have contact with a dedicated project manager.
Do you deliver houses to Poland and other countries?
Yes. We deliver and assemble houses across the entire European Union, plus Norway, Iceland and the UK. We also ship kits without assembly to the same countries – optionally with a Wood Solutions consultant who supervises the quality of your own crew. Transport price is determined individually depending on distance.
Technology & Quality
What kind of wood do you build houses from?
We use certified C24 grade kiln-dried structural timber (KVH). This is the highest quality wood that ensures dimensional stability, deformation resistance, and structural longevity. Moisture content after kiln drying is 15±3%.
Is a timber frame house energy efficient?
Yes. Our houses meet energy class A/A+ requirements. Wall thermal transmittance U = 0.13 W/m²K, which corresponds to passive house standards. This means heating costs are up to 40% lower than in a masonry house.
What warranty do you provide on the structure?
We provide a 50-year manufacturer warranty on the load-bearing structure. The facade and windows (with regular maintenance) and the roof carry a 10-year warranty. The 50 years confirm our confidence in the technology, materials, and build quality — proven over 25+ years of production.
Is a timber frame house fire resistant?
Our houses meet fire safety standards. Structural timber is protected with fire retardant, and wall layers contain fire-resistant elements — gypsum boards and mineral wool. Wall fire resistance REI 30–60 min.
What heating system do you recommend?
We recommend an air-to-water heat pump combined with underfloor heating and heat recovery ventilation. This system ensures the lowest operating costs and highest comfort. Alternatively: a pellet stove or a fireplace with a water jacket.
Formalities & Legal
Can a small house be built with a simplified notification?
In many European countries, small detached single-family houses can be built based on a notification — without a full building permit. The area threshold varies by country (in some it is, for example, up to 70 m²). Typical conditions: a detached building, a limited number of stories, for own residential needs and maintaining distances from plot boundaries. We will check the exact rules for your country.
Do I need a building permit?
For houses larger than the local threshold for the simplified procedure, a building permit is usually required. The duration of the procedure depends on the country and the authority. Our team helps with the preparation of project documentation.
Can I order a house based on my own design?
Yes. You can send us your architectural design — we'll quote it and adapt it to timber frame technology. We work with both ready-made designs from our catalog and individual projects from any architectural firm.
